Our Trade Coordination Approach

Sequence trades right the first time.

Mechanical work done out of order means walls get opened twice, inspections get missed, and schedules slip. We map plumbing, electrical, and HVAC rough-in to the construction sequence so each trade hits the job at the right time.

You get one coordinated schedule that accounts for permits, inspections, and the order in which systems must go in. No trade shows up before the previous one passes inspection.

Trade Scope Assessment

Stage 01

Trade Scope Assessment

We evaluate existing mechanical systems and define the trade work required to support your project goals.

  • 1Existing plumbing, electrical, and HVAC systems documented and assessed for capacity
  • 2Trade scope defined based on renovation goals, code requirements, and system age
  • 3Preliminary trade budgets and permit requirements identified before design finalization
Permit and Sequencing Coordination

Stage 02

Permit and Sequencing Coordination

Trade permits are filed and work is sequenced so plumbing, electrical, and HVAC phases align with construction milestones.

  • 1Permit applications filed per trade with inspection milestones mapped to schedule
  • 2Rough-in sequence set so plumbing, electrical, and HVAC work does not conflict
  • 3Material orders and trade crew scheduling aligned to avoid idle time on site
Execution, Inspection, and Closeout

Stage 03

Execution, Inspection, and Closeout

Trade work is completed with required inspections and system verification before project turnover.

  • 1Each trade inspected at rough-in and final stages per permit requirements
  • 2Systems tested and verified for proper operation before finishes are installed
  • 3All trade permits closed and inspection records delivered at project closeout

Common Questions

Plumbing, Electrical & HVAC FAQ

01Do mechanical system changes require permits?

Yes. Plumbing, electrical, and HVAC modifications each require separate trade permits and inspections in Portland. We file and coordinate all required permits.

02Can you coordinate trades as part of a larger remodel?

Yes. Trade coordination is built into our kitchen, bathroom, and whole-home remodel workflow. We schedule rough-in, inspections, and finish work in the correct sequence.

03How long do multi-trade inspections take?

Each trade inspection takes 1 to 3 days to schedule through Portland Permitting and Development. We build inspection timing into the project schedule so there are no idle gaps.

04Do older Portland homes need panel upgrades during remodels?

Homes with 100-amp or fuse-based panels often need upgrades when adding circuits for kitchens, HVAC, or EV charging. We assess panel capacity during the planning phase.

05What happens if trades conflict during construction?

We prevent conflicts by mapping trade sequence before construction starts. If an unexpected conflict arises, we resolve routing and scheduling on-site before work continues.
