Scope of Work

Land use and development: Performed land use scenario to allow creation of new lot on side yard with local municipality through PLA process via survey and permitting. This complex land development project required extensive coordination with Portland city planning officials and compliance with zoning regulations.

Infrastructure development: Negotiated easement for sewer across adjacent (non-client) parcel and bored new sewer line for new home on newly created lot. This critical infrastructure work involved sophisticated utility planning and third-party property negotiations to ensure proper sewer connectivity for future development.

Electrical upgrades: New electrical panel and mast installation to meet current code requirements and support increased electrical demands. This upgrade ensures safe, reliable power distribution throughout the property.

Garage modification: Demolished half of existing garage, installed new siding and framing for remaining garage structure with exterior paint application to match existing home aesthetic. This partial reconstruction maximized available yard space while maintaining functional garage storage.

Kitchen improvements: Professional installation of new quartz countertops and tile backsplash, transforming the kitchen with durable, attractive finishes that complement the home's updated aesthetic.

Site improvements: Installation of new good neighbor fencing to define property boundaries and provide privacy while maintaining positive neighbor relations.
